Western Transit Shed - The Completed Building
The building is laid out over three floors, with the upper two floors comprising office space and the ground floor being predominantly retail. Up to two entrances for the office space can also be located in the ground floor.
The first and mezzanine floors deliver net areas of 38,394 sq ft and 18,118 sq ft respectively. Both floors are broken by the full height ‘stable unit’ that runs through the building toward its southern end. This ‘break’ can be spanned with a bridge at first floor if continuity of the full floor plate is required. Alternatively, the split can be maintained which would naturally deliver two separate office spaces, each over two floors and with its own entrance, with net areas of 42,294 sq ft (north) and 15,817 sq ft (south).
Opportunities to split tenancies and to sub-let space can also be accommodated within the plan/core arrangements, highlighted in the downloadable documents (left), with a further split of the northern tenancy into zone A and B. Full area details can be found are also available here.
At first floor level, natural day lighting is achieved via both wall and roof lights, while the mezzanine level will be served by large roof lights with direct outward views. Air conditioning and ventilation are designed on the basis of an upward displacement system.
The building will be refurbished and delivered to a CAT A finish generally in compliance with British Council of Offices standards (as the existing building permits) and will deliver a BREEAM “Excellent” rating. The building is presently designed for an occupational density of 1 person per 10 sq m.
The quality of the internal space will be exceptional and there is the opportunity to create strong visual and physical linkages between the two floors of office. The contemporary finishes will reflect the industrial aesthetic of the building and complement the retained historic elements too.
