Building B4 is a Grade A office building designed by international architects Allies & Morrison. The building sits alongside the main thoroughfare between the mainline / underground stations and the public square outside the Granary building where the University of the Arts will be housed. The underground station entrance is immediately adjacent in the next door building while King’s Cross and St Pancras mainline Stations are within a one minute walk.

Building B4 sits within a 2 million sq ft cluster of 11 office buildings in the southern part of the site. It will benefit from its adjacency to the highly landscaped Pancras Square, which sits immediately to its west, and the significant retailing and food outlets that will be accommodated within the ground floor of these buildings.

The building houses approximately 123,000 sq ft net with typical floors of c.14,800 sq ft net and will be served by an air displacement and chilled beam cooling system. It will achieve BREEAM “Excellent” as a minimum.

At high level there will be south facing gardens and terraces serving the top office floor and on the rooftop. In both cases they will afford superb views across Central London.
