King's Cross will be much more than an office campus; we are making a place and creating environments where people will aspire to work.

There are 23 new and refubished office buildings totalling some 3.4 million sq ft (315,867 sqm) NIA of Grade A, energy-efficient office space. These buildings are designed by a variety of architects and make up one very important part of an unashamedly mixed use development in a vibrant and uniquely well connected part of one of the most exciting cities in the world.

Every office building will work hard to provide a healthy, flexible and stimulating environment for its occupants. Equally, every building will play its own part in framing the public realm and bringing activity to the new streets and squares that surround it.

The office buildings house net space ranging from 20,000 sq ft (1,858 sqm) to 380,000 sq ft (35,300 sqm) with floor plates from 4,000 sq ft (370 sqm) to 48,000 sq ft (4,460 sqm). The table and plan on pages 30 and 31 show summary details of each and where they are located. The buildings are different shapes, different heights and different sizes, each bringing their own unique qualities to the development.

A number of these buildings are already designed and ready to build. A selecton of these more advanced schemes can be seen on the following pages.

Others are plots - a blank canvas where a potential occupier has an exciting opportunity to work with the developer and their design team to create buildings, within the parameters of the outline permission, that meet specfic requirements.

All the office buildings at King's Cross will comply with the British Council of Offices (BCO) specification and will meet BREEAM 'Excellent' as a minimum, but will focus on environmental sustainability as a core design principle and the connection of each office building to the CHP driven site-wide district heating network has resulted in the first fully designed office building, R2 (One Goods Street), achieving carbon reductions 41% greater than required under Part L of the building regulations.

A summary specification, demonstrating a typical approach to more detailed aspects of the design of the office buildings, is shown on page 41.

All offices will incorporate the latest water-saving and recycling technologies and, where possible, will use their roofs to accommodate a variety of 'live' environments, including allotments (fruit and vegetables), lawns, planting and other 'Green' & 'Brown' spaces.


All offices will meet BREEAM "Excellent" as a minimum.
