Plot B2
Office building B2 sits at the southern tip of the King’s Cross Central development site. It is prominently located next to the new entrances of King’s Cross and St Pancras mainline stations, while the entrance to the underground station is located in the ground floor of the building itself. The design and general quality of architecture reflects the important position of the building at the gateway to the development.
B2 is a Grade A office designed by the award winning David Chipperfield Architects. The building benefits from its adjacency to Pancras Square and the extensive retailing offer in the southern part of the site while being no more than 3 minutes walk from the main Granary Square and the heritage buildings located just north of the Regent's Canal.
As with all the office buildings at King’s Cross Central, a minimum BREEAM rating of "Excellent" will be achieved. The building is currently conceived with both active chilled beams and opening windows such that this concrete framed building can act either in a mechanised or naturally ventilated mode. The building will also be linked to the site-wide CHP system and will achieve a level of carbon emissions substantially better than required by Part L of the building regulations.
The building houses approximately 56,500 sq ft net with typical floor plates of c.7,300 sq ft net (plus 600 sq ft balconies).
