This 386,000 sq ft building with up to 48,000 sq ft floorplates is designed by award winning architects Allies & Morrison, and will be an exemplar of energy efficient urban office design.

Linked to the site wide CHP distribution network and inherently energy efficient through its form and design, the building will produce carbon emissions 41% lower than permitted by the building regulations.

The building is located to the north of the Regents Canal and adjacent to the new campus for the University of the Arts London (UAL), which will open its doors to some 4,500 students and staff in September 2011.

Occupiers of 1 Goods Street will look down upon and into a collection of low rise Victorian buildings including The Granary, the Transit Sheds, the Midland Goods Shed, Handyside Canopy, the Coal Drops and the Fish & Coal buildings. All these buildings and structures are being brought back to life and, in addition to the University, will bring with them a collection of retailers, restaurants and cultural facilities.

1 Goods Street sits on the main commercial thoroughfare to the north of the canal and is easily accessible by bus, bicycle and car. The new exit from King’s Cross Station will be approximately 6 minutes walk away. The pedestrian route from the building passes through the historic buildings, across the newly formed Granary Square, over the Regents Canal via one of two new bridges and along the new tree-lined boulevard to the station.
